1. Which utilities are included in the rent?

2. Which appliances are included?
 
Each apartment comes with a stove and refrigerator.  Additionally, certain of our buildings will also include an air conditioner.

3. What other costs will I have in living in my apartment?

In addition to rent, you should expect to pay the following:

     A) Electric bill from PSE&G, required.

     B) Gas bill from PSE&G for your stove, may be required.

     C) Cable bill from Comcast or Verizon.

     D) Internet service bill from Comcast or Verizon.

     E) Telephone bill, optional.

4. How does parking work?

Most neighborhoods in East Orange do not allow parking on the street between midnight and 5:00 am.  This means you must park your car in a private off-street location each night.  We offer both parking spaces and garages at our properties which you can rent for a monthly fee.  Spaces range from $40 - $50 per a month.

5. How much money do I need to pay to move into an apartment?

We will collect the first month's rent along with a security deposit in the amount of 1.5x your monthly rent.  

6. What are the lease terms for renting an apartment?

You will be required to sign a lease for a minimum of 1 year.  If you wish to move out before your lease expires, you will be required to still pay rent for the apartment until we find a new tenant.

7. When is my rent due?

Rent is due in advance on the 1st day of each month.  If rent is not received by the 5th day of the month, there will be an additional late fee of $50. 

8. How much income will be required to pass my credit check?

Your household will need to earn at least 2.5x your monthly rent in order to qualify for an apartment.  For example, if your rent is $900, you will need to have at least $2,300 of income a month.

9. How does the credit check process work?

If you would like to rent one of our apartments, you can apply on-line at this website.  There is a $50 non-refundable fee.  There are 3 basic parts to your credit check including a) Credit (track record in paying credit card bills and outstanding debt), b) Criminal (records by state, sex offender list, etc.) and c) Evicition (past evictions).  We currently use several national third party credit providers as part of this process.

10. Can I use an air conditioner?

Yes.  You may install an air-conditioner at you your own expense.  It is required that only brand new energy-efficient air conditioners be installed and it can not be more powerful than 10,000 BTUs.

11. Can I order satellite television?

No. You are not allowed to install any satellite tv antennae or receiver on the outside of the building, the roof or fire escapes.  

12. What happens to my security deposit when I move out?

We hold onto your security deposit to cover any costs for damage caused to the apartment during your tenancy.  Assuming you move out after your lease expires, we will inspect the apartment for damage. If there is none, you will receive your full security deposit back within 30 days.
